Anbang Insurance Group plans to shut down the Waldorf Astoria hotel for up to three years while it converts the majority of the rooms into condominiums. 

The Chinese insurer, which bought the hotel for $1.95 billion from the Blackstone Group last year, will turn 1,100 rooms into condos. Hilton Worldwide, which currently operates the Waldorf Astoria, will manage the remaining 300 to 500 rooms as a smaller luxury hotel. The conversion will cost up to $1 billion.

The reduction in the hotel’s size will leave hundreds of hospitality jobs 爱上海同城 爱上海by the wayside. Anbang and Hilton already signed severance deals with those workers at a total cost of $100 million, sources told the Wall Street Journal.

The Real Deal first reported Anbang’s condo conversion plans last year.

The office REIT more than doubled its funds from operations (a me上海贵族宝贝交流区 上海贵族宝贝论坛asure of cash flow) year-over-year in the second quarter to $357.8 million on the back of stronger-than-expected leasing velocity, the company said in an earnings call Thursday.

SL Green, which owns and develops office and retail properties in Manhattan, has leased out 1.47 million square feet in the first half of the year and said it has a leasing pipeline of another 1.6 million square feet.

“Most people are still in the midst of expanding their b爱上海同城对对碰 爱上海同城论坛usinesses,” director of leasing Steven Durels said on the call, adding that the office market is in better shape than market reports and macro data indicate.

Cheap debt was another boost to profits. Holliday said the annual savings from continuously low interest rates would likely exceed the $30 to $40 million SL Green had initially projected. In July, the company signed a $300 million interest rate swap deal to take advantage of lower rates.

The company’s executives spent a large portion of the call talking about One Vanderbilt, a $3.1 billion office development next to Grand Central Terminal. Demolition of existing bu上海千花网论坛 上海千花网ildings on the site is under way, and Holliday expects the site to be clear and ready for excavation in three weeks.

SL Green recently signed a term sheet for a $1.5 billion construction loan, which the company expects to close within 60 days. The company is also still holding talks with potential joint venture partners, which Holliday said “have gone exceedingly well” but are unlikely to lead to a deal this year.

Meanwhile, the future of SL Green s 19,000-square-foot retail space at 1515 Broadway is still in limbo. Aeropostale is set to leave after filing for bankruptcy, and Durels said the company is currently marketing the space.

After a dismal 2016, condo developers were ready to put the year behind them. The election, the strong dollar, political instability in key Latin American markets 鈥?it all sounded like a broken record.

To make matters worse, the first quarter of 2017, which the industry had hoped would prove a turning point, instead revealed an accelerated slowdown.

South Florida鈥檚 condo developers are increasingly holding off on launch dates, extending timelines and even canceling projects. But these head honchos of real estate are not sitting idly by. The region鈥檚 top developers are shifting their attention from condos to multifamily and commercial development.

That means recent announcements haven鈥檛 been as sexy as those earlier in the cycle, with constant news of massive towers with luxury amenities and eye-popping price tags; instead, a steady stream of updates features a mix of projects more attuned to the current market.

In June, the Verzasca Group announced plans to build a luxury apartment tower on an Edgewater site originally intended for condos.

The Melo Group is also focusing on rental buildings 鈥?nine of its 12 projects this cycle are multifamily.

Property Markets Group has yet to make progress on the condo component of its 300 Biscayne Boulevard site in downtown Miami, but construction is moving quickly for its Vice apartment tower on the same property.

Miami-based Terra Group has ramped up its commercial development in Coconut Grove, Pembroke Pines, Doral and other suburban neighborhoods while laying off any new condo buildings.

And even condo king Jorge P茅rez鈥檚 Related Group is moving fast on non-condo fronts, including affordable housing, mixed-use projects, rentals and more. As condo sales continued to slow this year, Related is breaking ground on two Wynwood rental projects, recently completed CityPlace Doral and is in talks with the city of Coral Gables for a massive mixed-use project that would be a public/private partnership.

Related has more than 9,500 condo units in the pipeline 鈥?proposed, planned, under construction or completed 鈥?since this cycle began in 2011. The firm leads The Real Deal鈥檚 ranking of the top 25 condo developers by units by more than four times the runner-up, JDS Development Group.

But the developer is feeling the squeeze. In his quest to keep two feet firmly planted in Albany after 2018, Gov. Andrew Cuomo raised $5.1 million in campaign contributions between January and July, including at least $595,000 from active New York City real estate developers and executives.

The most generous among them were familiar faces behind much less f上海千花网交友 上海千花网论坛amiliar shell companies. Between two LLCs, developer Fisher Brothers poured $120,000 into the governor’s re-election war chest. The company already gave Cuomo $130,000 in January, making the family real estate business one of Cuomo’s biggest campaign backers so far this year. Also contributing big was Scott Rechler s RXR Realty, which gave $65,000 with Rexscott LLC. On the same day, another donor, Gabeli Holdings LLC, also gave $65,000 using the same Uniondale, New York address. Earlier this year, Rechler was appointed by Cuomo to the board of the Metropolitan Transportation Authority and previously 上海贵族宝贝论坛 上海贵族宝贝served on the board of the Port Authority of New York and New Jersey.

Other big donors included Russian fertilizer magnate Alexander Rovt and his wife Olga, who collectively gave $75,000. In November, Rovt attempted to donate $10,000 to Donald Trump s presidential campaign, $7,300 above the allowed maximum contribution.

EB-5 guru Nicholas Mastroianni and his US Immigration Fund chipped in a total of $40,000. US Immigration Fund has brokered EB-5 financing for a number of Manhattan luxury condos, as well as for two Kushner Companies projects in New Jersey. Meanwhile, Attorney General Eric Schneiderman raised $1.6 million for his own reelection campaign during the reporting period. Far less of it at least $46,500 came from New York City real estate. One of the largest commercial tenants at Trump Tower signed a lease for a large new office on Sixth Avenue上海夜网 阿爱上海同城.

The Industrial and Commercial Bank of China – the third-largest tenant at President Trump’s flagship property – signed a lease for just shy of 100,000 square feet at 上海夜网 阿爱上海同城SL Green Realty’s 1185 Sixth Avenue, sources told The Real Deal.

Representatives for the Trump Organization and SL Green declined to comment. A spokesperson for ICBC, the largest of the “Big Four” Chinese banks and the biggest bank in the world with $4 trillion in assets, did not respond to requests.

Financial terms of the deal were not available, but a recent lease in the builing came with an asking rent of $75 per square foot.

ICBC’s new lease does not explicitly mean the bank will be vacating Trump Tower, though it’s likely the lender will relocate considering the size of its new deal and the fact that its lease at 725 Fifth Avenue expires in November next year.

Also complicating matters is the fact that Trump could face a potential conflict of interest in negotiations with the bank, which is owned by the Chinese government.

A section of the U.S. constitution known as the emoluments clause prevents U.S. officials from receiving gifts from foreign governments. If the bank were to negotiate terms in a new lease that were deemed to be exceptionally favorable to the Trump Org., it could be considered a violation of the clause. In the most extreme case, it could lead to impeachment.

ICBC was paying rent at Trump Tower of $95.48 per square foot as of September 2012, Bloomberg News previously reported.

The bank is the third-largest tenant in Trump Tower with 25,356 square feet, according to information from Trepp on the property’s securitized loan. Gucci is the biggest tenant with almost 49,000 square feet, followed by the Trump Corporation at a little more than 42,500 square feet.

The bank signed a 10-year lease in the building in 2008, its first office in New York City. The company later expanded its Manhattan footprint in 2010 when it signed a lease for 10,000 square feet at Paramount Group’s 1633 Broadway. It’s since grown in the building to about 30,000 square feet.

ICBC focuses mostly on infrastructure and telecom businesses on mainland China. And while it also lends on commercial real estate, it has a small exposure here in the city.

The institution failed to make the list of the top 16 CRE lenders in 2017, according to TRD’s most recent ranking.

The bank in July lent Brookfield Property Partners $89 million for its Greenpoint Landing project in Brooklyn. And in August it provided $43 million for Pi Capital Partners’ 100,000-square-foot Flushing office building at 136-18 39th Avenue.
